Real estate companies…does it matter?

November 16, 2009

Nice condos across from Hunters Woods Center, corner of Glade and Colts Neck

Good Realtors. Where are they?

Susan: We are looking for a good Reston realtor. Does it matter what brokerage company he or she is are associated with?

Steve: Yes and no. There are some 12,000 real estate agent in Northern Virginia some good, some very incompetent, and some who should be barred from the business along with their fraudulent mortgage brokers and appraisers. When Jan and I receive an offer when we are listing agents(representing the seller’s interests) or write and offer as buyer’s agents (representing a buyer’s interests) the first thing we look at is the name of the agent on the other side of the transaction…… if we do not know them, then we look at the name of their company. It is important!

Get a full timer

We are very prejudiced in favor of full time real estate agents, those that make their total income from helping people buy and sell property. If they are full time and have been around for at least three years, we get a warm pleasant feeling regarding their competency level. Most new agents are gone in the first year, the rest in year 2 unless they have another full time job or a spouse that supports them. Real estate hobby-ests and part timers often do not have the training or experience to represent their client’s well in a fast changing market. They do not know how to handle the hundreds of details necessary to get a transaction successfully completed and they can totally botch their side of the transaction and screw up our side in the process.

Good Firms, solid ethics

We respect Weichert, Long and Foster, Keller Williams, RE/MAX,  and Century 21 …… all are well known companies in Northern Virginia. They have high standards and ethics, training for their associates, and have a public image to protect…. there are also some fine independent brokerages out there that have been around for years. As in any business there are also fly by night outfits with no ethics…. firms that let anybody in if they can pay a hundred bucks a month to park their sorry selves…these people make what should be a profession …the butt of jokes….they make us all look bad by association. These people have no long term commitment to their clients, limited experience, training and knowledge and no public image to protect…so do your homework when picking an agent.

One reason that Jan and I  belong to RE/MAX Gateway,  is because of the weekly training and continuing education at our disposal. RE/MAX also demands the highest skill level and ethics from its associates. The owner of our RE/MAX franchise  provides up-to-date training twice a week for agents in our office with attorneys, lenders, settlement agents, accountants, builders, and inspectors of every sort. This is almost un-heard of in real estate practice. There are many excellent agents in our area, and they do not all work for RE/MAX…but whoever you choose to work with…they should regard what they do as a profession, continually work on staying up to date with what is happening in the market and treat you with the same level of attention as you would expect from a good accountant, attorney or other professional.

Thanks for stopping by Tom. So much info to write about, so many platforms to publish to, so little time, yet so much wasted youth
